The Commercial Roofing Systems We Install & Repair

New commercial roof installations typically go on with either EPDM — a black rubber membrane we prefer for its durability — or TPO, a white membrane with its own energy-saving benefits depending on the structure. For repairs on older systems, we still use built-up roofing (BUR) and modified bitumen when that makes sense for the building. We also install PVC roofing and apply roof coatings to extend the life of an existing system and improve its energy efficiency.

On commercial buildings with steep roofs — hotels, offices, and small businesses — we install the same CertainTeed shingle systems we use on residential roofs, which include the Landmark, Landmark Pro, and North Gate lines for better hail and impact protection.

Commercial Roof Repair vs. Roof Replacement

Not every commercial roof problem calls for a full tear-off. If the damage is isolated and the existing materials are still compatible — a section of membrane damaged by ponding water, for example — a Roof Repair is usually the right call. When the damage is widespread, the roof has reached the end of its service life, or the existing materials simply aren't available anymore, we recommend a full Roof Replacement. Either way, we bring the roof down to the deck when a full replacement is warranted so any rotted or damaged wood gets addressed before the new system goes on — not covered up.
